Seems like most of what I will be doing there is passing meds out, but I often get caught in pt rooms because they want to chat. I love that but the other nurses just want me to move quickly. I know for them its.a necessity because they have so much todo.

Well, I have to go by one of the rent houses and take some pictures. The hateful neighbor is harassing my tenant, a very sweet little Korean man, because a tree on his side of the fence is dropping leaves on her driveway. The tree is about fifteen feet tall, most of it is in his yard, and a few stray branches overhang her driveway. She actually wrote me a letter demanding something be done about that "awful tree". I called her, told her to leave my tenant alone, and basically informed her that dropping leaves is pretty much what trees do at this time of year. That locked her jaws, of course, and she hung up on me. So, I'm going to go take some pictures of the "big mess" and decide what to do. Oh, she's also concerned because it's "threatening" the power lines. I've seen it, about three weeks ago, and the tips of some twigs were barely grazing the lowest wires. The only way a limb could hit a wire would be if it could jump up. She's also griping about an oak in the front yard that overhangs her driveway by about four feet. That's a legitimate complaint, I guess, and I'll see my tree-trimmer friend at church tonight, will ask him to go by and prune that tree. My tenant, bless him, refers to her as "my mean neighbor." I wish I could tell her that, but I won't.

Romeena, your tree story reminds me of an episode of one of my other favorite tv programs, Mama's Family, when the next door neighbor was complaining to Mama about her tree "dripping squishy berries" on her car, and who was going to prune it. I believe that was the first episode when Mama's son Vint moves in with her(Mama).

I have been in the mood for some pumpkin carving this year. Don't know why. I haven't really been into it the past many years. I guess the reason I feel motivated to do it this Halloween is because I want to try some of(or one of) those Mayberry jack o'lantern patterns at the old Remshaw place.
Had a hard time finding it at first. I thought Floyd usually changes the main page to the Remshaw place, or maybe I am mistaken. Anyway, I finally found it by just doing a search. October 17, 2014 - Msg 99413: Sterling, I have done both the Barney & Goober ones, you cut out the shades areas. The Barney one is the most difficult one especially his hat.
I suggest you go to the Wal Mart and purchase the pumpkin master carving set, it has special tools for the small areas, they really work good. Don't be afraid it works well. There is a roller thing that you trace the pattern with that marks the pumpkin for cutting. Mine turned out fine it takes some time and patience but the result is COOL! I even got one of those "fake" ones from the craft store and did one with black marker, I have it out now. Definitely buy the kit, it is only a few bucks but well worth it! (The Opie one looked sorta "creepy" to me he looks kinda evil).

Those places are, by definition, not the happiest of situations, but a good, positive and kind nursing staff can go a long way toward making life more pleasant for the residents. I salute you!

MDC, you're right, our votes don't seem to mean much anymore. What the general public wants is ignored, because after all, government knows what's best for us, right?

As for my neighbor, there will be no problem there. After my initial annoyance with her, I decided to follow my own advice and take the high road. I visited with my tenant, and learned that he wouldn't object to having the offending tree removed. It's a bird-planted tree, and is crowding what used to be a pretty little crape myrtle. It does shade his yard in the late afternoon, but he said that wasn't a concern. So, I have asked my tree trimmer friend to go by and see the situation and give me an estimate on the corrections that need to be made. The oak that overhangs her driveway in the front most definitely needs to be cut back. There's one abnormally long horizontal limb that could easily come down in a windstorm or under a load of ice, and could injure someone, or damage a car. It overhangs much more than I was remembering. So, that will be remedied as well. I know that she's dealing with a husband with Alzheimer's, and I know how that is, after caring for my dad. As the saying goes, "be kinder than necessary, because everyone you meet is carrying a burden of some sort."

I have no intention of calling her on the phone and giving her the chance to hang up on me again, so I wrote her a letter, and told her that the tenant (to whom she has been very rude) kindly agreed that the little tree can be removed, and that the oak out front will be cut back as well. The tone of the letter was neutral, and civil but not conciliatory. (I ain't crawlin'!) I did all I could to elevate the status of the tenant in her eyes. He's a very kind South Korean man, a devout Christian, and just wants to live in peace. So, we'll see. The letter was mailed today. It will be interesting to see how, or if, she responds. Whatever - I will take care of the trees. After that, I do hope she leaves my tenant alone, because my tolerance is only going to stretch so far. If she continues to harass him over nonsense, we may have to take it to the woodshed, and one of us isn't coming back.

Mrs. G-F suggested we buy her mothers house when they put her in the nursing home. I STRONGLY stated my case, and she understood both the investment & returns were not productive for a good investment. (did I say that eloquently enough?) Even tho I can do most of the work myself it is just not worth the hassles these days.

Hope (Booze) ;) found her nitch, that industry sure needs a lot of good folk! Good on ya!

October 18, 2014 - Msg 99422: I hear you, about the rental property. Sometimes I wonder. However, I inherited both properties, so that makes a little difference. The rental income from the two of them is good cash flow, and is necessary for survival. At the pathetic rate of interest available today, I would most definitely have to draw down on the capital every month, if I sold them, and soon there would be nothing left. The fact that both renters have been in the houses for years and have never paid late, and both take very good care of the property - also makes a difference. The guy in the smaller house has painted it inside, did a very nice job, and even upgraded the baseboards and moldings, and did it at his own expense. As he said, there was nothing wrong with what was there, he just wanted different colors, and got the moldings very cheap, so he just did it. The house looks better now than it did when he moved in. If these facts ever change, I may have to reconsider, but for now, I couldn't survive financially without those two rentals. I do plan to sell the larger house, to the tenant, eventually. I need a large down payment, because I have a small lien on that house, which would have to be satisfied. I will only sell if he can meet that down payment, and I will hold the mortgage, for the reasons stated above. The interest on the mortgage amount would be considerably higher than I could get anywhere else, and I would still have cash flow, for the next twenty or thirty years, and after that, who cares? At that point, I probably won't even be here.

Well, this is going to be a busy day. The home health agency called and asked me to pick up two patients to see today and tomorrow, in addition to the one I'm already seeing every day. They all three have specific needs regarding the timing of the visit, and two are at the same time. Gotta figure that out. See one a little early and one a little late, I guess.

Regarding the rent-to-own plan, I can see where it could work in many situations, but not in this case. There is a line of credit loan against the property, and while it's fairly small relative to the value of the property ($180k), still it's more than I can scratch up to pay off anytime soon. That's why I'm asking the tenant for a down payment large enough to clear that loan. Then I'll hold the mortgage on the balance. If I put it on a rent-to-own, I'd have to be sure to escrow the agreed amount each month toward his down payment, and it would take him a very long time to contribute enough to clear that loan. As it is, the rent is rocking along, I collect it every month, the value of the house has risen, and eventually when I do sell it, I won't have to account for any payments toward the down payment. He just starts from zero, and I've collected the rent all along. I guess the really pertinent thing here is that I don't especially care whether I sell it or not. I have no intention of putting it on the open market, but will sell to this tenant if he can get the down payment together. I have an emotional investment in this house, as it was my parents' home until my mom passed and my dad had to move to assisted living. The present tenant loves and respects the house, is taking good care of it, and says he can "feel the love that existed in this house." I'm renting it far too cheap, but he's a solid renter, and if he moved out, a couple of months of vacancy would cancel any extra rent I might be able to squeeze out of somebody. Besides, I think what I'm doing is exactly what my dad would do, including the relatively cheap rent, and that makes me happy.

When my dad was living, he had a tenant in the smaller house who was chronically late with his rent. Sometimes as much as five months late. When I started handling Daddy's business, I got concerned when that rent didn't come in. Daddy said, "You leave him alone. He will catch it up, he always does. Do not hassle him about it." So I didn't, and sure enough - one day six rent checks arrived, each one written when they were due - I could tell by the check numbers - but not given to me until they would clear. I deposited them, they cleared, and on we went. Daddy was right.

I'm beat to the socks. Just made three home health calls, back to back, all very elderly, feeble people for whom just getting into the "right" position for me to take their blood pressure can take five minutes. Most of their delays are a ploy to keep me there longer, and that's sad. I try to allot enough time to just sit and listen as they tell me things, but when it's 85 in the room, and sweat is dripping off my hair and down my back, it's hard, sometimes. Old folks like the room very warm, apparently. Funny, I consider myself an "old folk", but I was melting in that room! Well, they're all taken care of for today. I missed my grandson's baseball game, but there will be others.

I guess being a tax payer that would qualify me as a owner also haha! Joking aside, I know ALL the negatives of being a landlord, but in Romeena's case she is using it as a investment for added income so it is ok for her, just not for me. Your investment is only as good as a good renter, and that is hard to find these days. My sister has 2 properties she is trying to sell, to much for her too.

Romeena, you were very lucky you did not have any legal troubles with that late paying tenant. Once you set a precedence about not following the rental contract, the tenant can use that against you in court. You might want to consider a clause specifying any rent payment delays require prior approval of the landlord. You might want to ask an attorney about what they think of such a clause.

G-F, thanks for that clarification. I know of one nationally famous real estate investor/instructor who claims that all apartment building owners should minimize those negative reasons of ownership by hiring a good management team. What is your opinion about that?

And as for the answer to my follow up trivia question, about nine and a half minutes into that episode, before Andy leaves his hotel room, he picks up the telephone and asks "Operator, would you get me Belmont Pictures". I could not find a link on the internet to post here, but I did confirm the answer on Netflix.

October 19, 2014 - Msg 99428: Good evening, porch. You're right, PH, regarding the late-paying tenant. Permitting late payment without reprisal does constitute setting a precedent, making the same scenario legal in the future. I knew that, and mentioned it to my dad, but because he was still technically in charge of the property, I had to do what he asked, and let it go. I'll admit, I was surprised when the man paid the rent in full, five months late. Daddy then went on to tell me that the renter had been in the house for ten years, this had been going on the whole time, and he always caught up the rent. Once Daddy was no longer aware of what was going on, I continued the practice, and am happy to say that when the family finally moved out, they were current on their rent, and gave me a month's notice. Would I do that again, with my current renters? No. Well, maybe with the Korean man. I'd tend to trust him. However, by the grace of God, I haven't been faced with that. I've had destructive renters, and dirty, filthy housekeepers (beyond belief) but I haven't been hurt on the rent. Yet.

I do have a realtor who acts as my agent. He finds a renter when a house is empty, shows the property to prospects (no way am I going to a vacant house to meet a stranger by myself). He negotiates the lease, and if the rent was late, he would take action. It's due on the first, late on the fifth, and fees start to accumulate. So far, amazingly, we've never had to invoke that. Everyone has always paid on time.

I normally don't get involved to this extent, but the tree-hating lady wrote to me directly. I guess she got my name from the neighbors, as I know several of them personally, or maybe from the tax records. The realtor usually contacts me when a tenant reports a needed repair or whatever, and I arrange for it myself. I have a friend in just about any field that might be needed - repairs, plumbing, electrician, sprinkler system, whatever, and they charge me very fairly, so I prefer to handle those things myself, but I very rarely see the tenants. The Korean man is an exception. He took the trouble to bring me a big box of absolutely delicious Asian pears at Christmas, and we have a cordial acquaintance. One thing I made clear in my letter to the "mean neighbor" is that she is to contact the realtor with any future problems, and is not to bother the tenant. Apparently she has been badgering him when she sees him outdoors. Hateful woman. Oh, and the other neighbors on the street have also said she's "mean." So it's not just my tenant's opinion. Kinda sad, really. Poor thing.

Hey Booze lol, I am so glad you are enjoying your work in the nursing homes. As Ro and GF mentioned, the need is great to have folks like yourself serving in those homes.

Romeena, It sounds like you have a good handle on running your rental properties to me. I'm curious PH, how many rentals do you own/manage? I didn't realize you were in the rental business. I don't recall you mentioning in any of your previous posts about doing so.

My Daughter and her husband (the one that has a hog farm and slaughter house business) are buying homes to rent out. So far they are up to 10 homes I believe. They are doing so simply to diversify. Matt is able to use some of his employee's he has working for him at the plant to do maintenance on the rentals. They seem to be doing well with it from what I see. And of course in time, as these properties are paid off, the potential income will serve them well. A couple of the homes are sitting in locations that I think will become prime commercial property. I think they will do very well on those properties. That is providing we break away from our socialistic leanings we have been going in the last number of years.

Well I woke up with a doozey of a headache. Not sure if I will be going to preaching or not. I must have eaten something that had some corn starch in it. It's one of those headaches. They hide that stuff in so many things. I read food labels and try to be careful what I consume, but I still find it hidden in things I would never had guessed. I don't know why the stuff gives me headaches like that, but that's the way it is.

October 19, 2014 - Msg 99430: PH, My opinion of the "Housing Business" as far as "Public Housing" is concerned, it is a HUGE animal, you have both the Government HUD guidelines and the local laws and codes to have to deal with. Then, you have the "entitlement" factor of the residents thrown into the equation, the result is a HUGE mess. The problem is they don't have qualified people who KNOW the problems and HOW to deal with it around anymore. They now have know-it-all property managers who come from the profit driven side of housing management. They don't have a clue as how to deal with the poor folk and the ones that feel housing is a "entitlement" to them!

All in all it makes me sad, people in ALOT of occupations plainly just don't care anymore! Yep, we have become a "Giraffe Society" these days, just thinking of number one! That is why WE who are NOT giraffes show people that it is still OK to "Act Like Somebody"!! Amen to the choir?.... Maybe that was more of a answer then you were looking for PH...Sorry, but it gets my boxers in a bunch just thinking about it...

GF, I never have had any kids snatch my golf balls, but I do have to share this one with you. True story. A buddy and I were playing, and on a pretty tough hole, 530 yard par 5, there is water that sits in front of the green. Well my friend had hit 4 shots that had come up short and ended up in the drink. He was getting pretty PO'd. Well he finally got his 5th attempt over the water on the very back of the green. As we were walking around the water hole all of a sudden my buddy slapped my arm and said "look at that". He was pointing to the green and I looked up just in time to see a gopher take off with his gold ball. It was hilarious. We never did find the gopher or the ball. Did you ever train gophers to do your dirty deeds? lol


October 19, 2014 - Msg 99432: Booze here..had a day off yesterday but had to spend it catching up. I am working the 2pm-10pm shift at the nursing home today. We are having a fundraiser BBQ after church and I will leave and go straight to work after that. The nursing home I am working in is about a fifty minute drive from my home, but don't really mind. I still have to get in another 6 shifts after today.

G-F, I would consider working some PRN (as needed) shifts at the nursing home but would rather do home health, I think. I would still be caring for many elderly patients but would be more on my own schedule, which works well while I still have kids at home.

October 19, 2014 - Msg 99433: LOL Asa, Funny story! (sorta like Bill Murray in Caddy Shack). We were stupid enough and did it ourselves! As the story goes, my co-conspirator (my Cousin) and I gave it up after a guy REALLY wanted his ball back so he gave chase, my cousin was 6'2 and could run like the wind, as for me 5'5 not so much! We figured we would retire before we got out butts kicked. I can STILL picture him running thru that orchard like a deer, as for me, I'm glad there was a culvert drain to hide in....

As for golf in general, I enjoyed the times my Uncle & I would go, but after he could not do it anymore it became too frustrating so I gave my clubs away.

Asa, in the past I had properties that I rented out and rehabbed. But today, the only rental I have is a basement apartment. I'm also helping an investment group by finding vacant lots with specific criteria. And the reason why I have posted my questions is because I am considering branching out into commercial real estate (primarily apartments).
Your daughter and son-in-law are lucky and wise to be generating passive income through rear estate.

G-F, I do appreaciate learning about your past experience and opinions. As part of my due dilligence, I want to hear both sides so that I can repeat the good and avoid the bad. I do realize that the isolation a management firm provides can make the landlord/owner seem out of touch with their tenants.

What I do know is, my brother and his wife bought my grandma's old house to do that very thing, and it didn't turn out so well. I think they ended up spending more money than they made when they finally sold it. Of course, it didn't help that the housing market was in the tank when they were doing that.

Thanks G-F, for your reply about the pumpkin carving. The Barney design was the one I was going for. Figures it is the hardest one. I just think it looks a lot like him and people will know who it is supposed to be. Depending on if I do it right.
And thanks for the recommendation on the carving kit, I picked one up at Walmart the other day.
And I agree with you on the Opie one being creepy-looking. That is definitely one for Halloween. Just not mine.
I think I may have mentioned his "creepiness" here on the porch before, in days long ago. Glad I am not the only one who thinks that.

Well, tomorrow Kai, Noah and I are going on our first homeschool group field trip. We are going to a doll/train museum. I figured that will be something both children can enjoy. Though I know Kai doesn't play with dolls so much anymore, she used to, and I am hoping she at least finds this somewhat interesting. And I am sure Noah will love the trains. He likes anything "trainish".

Speaking of remodeling houses, my Son & I started the ceiling drywall work for my "Mayberry/Family" room. MAN I am sore today I had to call in Dr. Advil PM for some help last night. We both found out holding a 4x8 sheet of drywall above our heads was NOT a natural motion, but I did make a "drywall jack pole" to help. Which it did take some of the weight off of us. I still have 3 more sheets to hang tho. The rest of the room I already had done in the past so this will finish it. Got to have some place to put my Mayberry treasures, TV and a new "Wheeler" when it is done....

MDC, I bet that SCUBA diver found it hard to run with all that gear on...HaHa

The real estate market operates in cycles resembling sine waves. As a seller, you make the most money when the demand is high and the supply is low. As a buyer, you save the most money when the demand is low and the supply is high. I also have learned that an investor's profit is more dependent on the price he/she pays for the property rather than the price he/she sells the property for. So you have to be selective about the properties you make an offer on and not let emotions or hunches influence your judgment. I don't know if your brother could have gotten a better price when he purchased his grandmother's property. Did he inspect the property and reduce his offer by the amount of repairs needed (a technique investors use to make low ball offers)? When he decided to sell, was the real estate cycle favoring the buyer (any real estate agent has this information)? If it did favor the buyer, I would have kept the property and rented it out (ordinary rent or rent-to-own) while waiting for the cycle to reverse (a few years) resulting in increasing home prices. As a longer term owner, besides the rental income helping to pay his operating expenses, he would be entitled to additional tax deductions.

October 20, 2014 - Msg 99446: Thanks G-F. The field trip went well. There weren't any children there Kai's age, but I should have expected that, being that it was at a doll and model train museum, and Kai doesn't play with her dolls anymore, and she never did with trains. Noah did like it though, of course. Except he wanted to keep touching everything, and there wasn't much he could touch, except the train playground equipment outside which he didn't want to leave.
Kai thought some of the dolls were "creepy", but I think she liked looking at all the different kinds however.

Poor Horatio, I don't know all the specifics about what was involved in fixing up and selling the house. All I know is it was sitting there for an awfully long time(I know it was more than a year) I even started to wonder if it was ever going to sell.

I do have one regret, though. Back when I was a teenager, I used to hang out with many neighborhood kids because we all enjoyed playing baseball. But one kid was a loner and did not participate with us. He was too busy running a communications resale business from his parent's home. Then with the profits he made, he branched out into real estate investing. Although he was shunned by the other kids, I maintained a friendship with him. As a result, he tried to convince me to emulate his success. But I was too busy having fun playing baseball with the other kids. His residential real estate investing helped him become a self-made millionaire by age 25 while I was earning $8000 a year in the military. After expanding out into commercial real estate investing, who knows how much further he could have gone had it not been for a motorcycle accident that killed him at age 30. I was shocked to see many of his relatives at his funeral discussing his assets and wondering who was going to inherit what.
I still regret it today that I did not listen to his advice and use him as my real estate investing mentor over 35 years ago. RIP my friend.

And since you enjoy being surprised, why not assign numbers to each episode, write them down on separate pieces of paper, and pull one from a bag or hat each day.

G-F, you claim we can learn geography from TAGS? The last time I looked at a map, I could not find Old Man Kelsey's creek, woods and ocean, no matter how many times I watch TAGS.
